Terrace and Warm Roof Insulation Heights - Important Advice for Architects and Owners

Insulation heights for warm roofs matter. They form an integral part of design proposals and should be built into the planning early on. This can be especially important on bigger areas such as large roof terraces, given the costs involved in rectifying problems.

The first points to note are that warm roof insulation requires additional height, and is mandatory in certain circumstances (such as where joists in a new extension won't air adequately due to a 'second abatement'/wall.

WHY IT MATTERS:

This is a wide spread problem and it costs A LOT OF MONEY.

Basically, if the correct insulation height levels aren't factored in early and too little space is left for elevations (such as beneath patio doors or along shallow upstands), there will be no choice but to use low-profile insulation.

Companies do make these but at a significant price difference:

Standard insulation: £35 per m2

Lower profile insulation: £210 per m2

On larger areas especially (such as roof terraces), this additional cost can be devastating. We were recently called to work on a 528m2 roof, for which the architect's designs had left so little space that lower profile insulation had to be used - ADDING OVER £90K to the client's costs.

Completely unnecessarily.

(And on top of that, the cavity tray had been bricked too low, adding another £15K).
