Flat roofs present particular issues - usually relating to water retention (damp, mould, inadequate drainage etc), which is often the most unmissable sign that the existing roof surface has deteriorated.

Flat roofing materials are selected primarily for their ability to minimise this retention. Pitched roofs naturally drain water, as well as displaying their surface, so materials are generally more expensive and more visually appealing, and layered/tiled to prevent water ingress. In contrast, flat roofs benefit from minimal joints/seams. As such, surfaces such as fibreglass and felt are often used, using hot-glue methods to apply to the substrate. As the surface weathers, it wears and cracks, creating areas where water enters.

What's more, as mosses, seeds, old leaves etc accumulate on the surface, damp and mould can form, creating further water pooling and ingress. This is usually when the roofer is called in.
