The residents of these seafront flat roof apartments in Westbourne Court, Bexhill on Sea near Hastings in Sussex (TN39) run their own service charge management company - and contacted us to design and quote for a new roofing solution, having obtained various different quotes for different roofing systems.

As the photos show, the roof areas are large and highly exposed to rain, salty air and sea winds.

The photos show the first apartment block to be done - a mastic asphalt roof with overlaid chippings that would need to be removed before the Sikalastic 15 year polymer roofing system could be installed. We provided an overlay specification which began with this work - keeping the existing roof intact and reducing the risk of water ingress during the works.

As the roof was de-chipped, various cracks and splits became apparent, which we repaired quickly and easily with the specified liquid membrane system.

Once the chippings and waste had been fully removed and disposed of, the roof was pressure washed clean, primed and the detail work applied, including precoated edge trims - despite some ominous weather building over the sea and over the Bexhill rooftops!

Following the application of base coat, this large flat roof refurbishment was finished using the 15 year Sikalastic polymer roofing system - the perfect solution for such an exposed roof.

The roof benefits from:

  • 15 year BBA Approved fibreglass reinforced jointless and seamless roofing system
  • Antiskid pathways to plant rooms
  • A life expectancy of at least 20 years

When the time comes for a new top coat, there's no cracking or splitting - the embedment coat simply chalks away to show a different colour. This allows for very easy annual inspection and maintenance & the roof will never need stripping again. Roof recoating is a simple process with the polymer system - the roof is simply pressure washed clean, a reactivation primer is applied and a new top coat or coats added (10 year guarantee per coat).

Roof refurbishment costs and time scale:

The entire project (including scaffolding a very large area) came in at less than £50/m2, well inside the residents' management company reserves to reinstate the roofs. Duration was 2 weeks on the first block and 3 weeks on the larger block.

The flat roof now looks great, and will keep the residents below dry and snug for many years to come!
